What if rates change?

Model a rate move at a future point. Repayments are recalculated over the remaining term from that year. Lenders test you at roughly 3% above your rate when you apply.

Fees

+

Fees change the true cost of a loan. We fold them into an effective rate so you can compare a "cheap" rate with high fees against a package loan.

Compare up to three scenarios side by side

Save the current setup, change something – the rate, an offset, interest only – and save again. The cheapest option on each line is highlighted. Scenarios are kept in this browser only.

    Small changes, big differences

How often you pay and where rates go both shift the total cost. These tables use your loan, term and repayment type, without extras or offset, so the comparison stays clean.

What Perigee shows that bank calculators usually don't

Most lender calculators answer one question: what's my repayment? We built Perigee to answer the next ten, in one place and without a sales pitch for a particular loan.

    Repayment guide

Plain-English answers to the questions people ask most when they're working out a home loan.

    How are repayments calculated?

For principal & interest, we use the standard amortisation formula: each repayment is fixed so the loan reaches zero at the end of the term. Interest is charged on the balance (minus any offset) each period, and the rest of the repayment reduces the balance.

Principal & interest or interest only?

Interest only lowers repayments for a few years, which can suit investors or people managing cash flow. You don't reduce the debt in that time, so you pay more interest overall and repayments rise when the period ends. Perigee shows both the extra cost and the new repayment.

Why does paying fortnightly save money?

Paying every fortnight means interest is charged on a slightly lower balance more often. The bigger saving comes from half-monthly repayments: 26 half-payments a year equal 13 monthly repayments, so you make one extra repayment each year without noticing.

How does an offset account work?

Your savings sit in a transaction account linked to the loan. If you owe $600,000 and hold $40,000 in offset, you're charged interest on $560,000. Your repayment doesn't change, so the extra principal shortens the loan. Unlike extra repayments, the money stays available.

What is LVR and when do I pay LMI?

Loan-to-value ratio is your loan divided by the property value. Above 80%, most lenders add Lenders Mortgage Insurance, which protects the lender, not you. Eligible first home buyers may avoid it through the Australian Government's Home Guarantee Scheme with as little as a 5% deposit. Check current eligibility with Housing Australia.

What is a comparison or effective rate?

It combines the interest rate with fees to show the true yearly cost. The official comparison rate is based on a $150,000 loan over 25 years; Perigee works out an effective rate for your actual loan and fees, which is often more useful.

What is a Key Facts Sheet?

Lenders must give you a Key Facts Sheet for a home loan when you ask for one. It sets out the loan amount, term, rate, repayments, total cost and fees in a standard format so loans are easy to compare. Perigee's version is an estimate for planning, not an official lender document.

How is borrowing power worked out?

Lenders take your after-tax income, subtract living costs (the higher of yours and their benchmark), existing debt repayments and a monthly allowance for credit card limits. Whatever is left must cover the new loan at your rate plus a 3% buffer. Perigee follows the same approach, so treat the result as a guide – each lender's policy differs.

    How is stamp duty calculated?

Each state and territory charges transfer duty on a sliding scale based on the price. First home buyers can pay little or nothing below set thresholds, some states give owner-occupiers lower rates, and foreign buyers pay a surcharge of 7–9% in most states. Duty is usually due at or soon after settlement and generally can't be added to your loan.

    When is refinancing worth it?

When the interest you save, minus switching costs and plus any cashback, comes out ahead within the time you expect to keep the loan. Perigee shows the break-even month. Watch for break costs on fixed loans, and avoid resetting to a longer term unless you need the cash flow.

    What is the serviceability buffer?

When you apply, lenders check you could still afford repayments if your rate were about 3 percentage points higher. The "If rates move" table shows that number, so you know roughly what a lender will test you on.
